Well, here we are in Summer 2010 and it's fair to say that housing conditions in our area are improving; and buyers and sellers are on the move. Our Central Kentucky market is in reasonably good shape now, the inventory of homes is rapidly getting worked down, interest rates are still at historic lows, but how long they will stay low no one knows.

Strategically, what does this mean to you, the prospective Seller?

  • It means you continue to face some competition from other Sellers and will have to make an effort to have your home look it's absolute best, both inside and out. Buyers still have many choices and they have the necessary information from the Internet and elsewhere to make those choices intelligently. If your home does not stand out from the crowd, it may take longer to sell.

  • It means that, even though the market is getting much stronger, unless your home is in great condition you may not get top dollar. The market is the ultimate arbitrator of value and at present it is still very competitive.

  • It means you will want to have a skilled Realtor in your corner, and one who understands the negotiation process. While I respect home owner's who try to sell their own homes without the services of a Realtor, this is still not a market for you to try to go it alone.

    So how do you market your home as a Seller?

    For starters, I suggest you read my section Home Staging and evaluate what improvements, be they cosmetic touches or more significant changes, that you need to consider to make your home look it's absolute best. A good place to start is with your home's curb appeal, as the outside is every bit as important as the inside. If your landscaping looks tired, weeds flourishing, flowers bedraggled or nonexistent, it will be more difficult to get prospective buyers to even bother to come in and look at that beautiful new kitchen inside your home.

    Next, you want to determine a list price for your home that will make it very competitive in this market. I can give you recent sale prices for comparable homes in your neighborhood, or close by, so that you can Value Your Home. Remember, your home's current value may not be what it was, or what you think it should be, but rather how it stacks up against the competition today. And the longer it lingers on the market, the harder it becomes to sell. So price it right initially and sell it fast!

    Buyers have many homes from which to choose and with the resources now available on the Internet and elsewhere, they are ready to find their dream home at a bargain price. It's also important to think about What Buyers Want as described in this article, and plan your selling strategies accordingly.
